Area 1 · The North

Spanish Springs Area — the original Villages

The Villages began here in 1994, around a Spanish Colonial–style square in Lady Lake. This is the community's historic side: mature trees and landscaping you can't buy in a new build, the shortest stroll to a square, and the lowest entry prices anywhere in The Villages — Spanish Springs–area homes commonly start in the $200Ks. If charm and value matter more than a brand-new build date, start here.

The Honest Version

What residents love — and don't — about the north end

❤ Residents love

  • Value. The lowest purchase prices in The Villages — and many bonds already paid off
  • Mature landscaping. Real shade trees and established gardens the south won't have for decades
  • The Sharon. A true performing-arts center a cart ride from home
  • Walkable square life. Compact, character-filled, and the closest thing to an "old town" the community has
  • Healthcare proximity to the Lady Lake / US 441 medical corridor

⚠ Residents warn

  • Older homes need older-home budgets — roofs, HVAC and updates are on you; inspections matter here
  • It's the far end from everything new — Brownwood, Sawgrass and Eastport are a long cart ride (or a car trip) away
  • Season crowds at the square and on US 441, November through April
  • Smaller, older floor plans than the southern builds — measure before you fall in love
