Area 3 · The Southwest

Brownwood Area — the evening crowd's square

Opened in 2012 as an early-Florida cattle town — barn-style buildings, windmills, wagon wheels — Brownwood Paddock Square has the biggest personality of the three original squares. Stadium seating wraps the Log Cabin Stage, the festival calendar is the community's best, and the surrounding villages are 2010s construction: modern floor plans, open kitchens, and none of the north end's aging-roof math.

South of CR 466A along the Buena Vista corridor — the last big wave of construction before the community jumped SR 44. Village of Collier, directly beside the square, is the nightlife pick; villages a few minutes out trade the walk for quieter streets.

The Honest Version

What residents love — and don't — about the Brownwood area

❤ Residents love

  • The nightlife. The best stage, the best festivals, the latest evenings in the community
  • Newer homes. 2010s plans with open living areas — and roofs with life left in them
  • Collier's location. Under a mile from the square — dinner and a show without touching the car
  • The Saturday market as a built-in weekend plan

⚠ Residents warn

  • Festival crowds are real — event weekends test parking and patience around the square
  • The north is far. Spanish Springs and The Sharon are a serious cart ride; many residents just drive
  • Bonds are mid-life here — 2010s homes still carry meaningful balances; get the number
  • Buena Vista traffic in season is the community's busiest corridor
