Village Spotlight · South of SR 44

Village of Fenney — the nature village

Fenney opened in 2017 as the first village south of State Road 44 — and it was designed around what was already there: springs, marsh and old-Florida oak hammocks. Where other villages are built around a square, Fenney is built around nature trails. It's the pick for buyers who want The Villages' amenities with a quieter, greener daily rhythm — and who understand the tradeoff that comes with being the community's southern outpost.

Character & daily life

Built around the outdoors

  • Fenney Nature Trail — boardwalks and paths through the springs and hammock, the village's signature morning walk
  • Hogeye Preserve — hundreds of acres of protected marsh and trail next door; birding, biking and sunset watching are built into daily life
  • Fenney Recreation Center — pool, club rooms and the village's social hub, with an outdoor, resort-in-nature design
  • Fenney Grill — casual dining at the recreation center, a neighborhood gathering spot after golf or the trails
  • Newer executive golf in the southern rotation, plus the Marsh View pitch-and-putt a short ride away in Marsh Bend

Calendar & clubs

  • Sawgrass Grove is Fenney's evening hub — nightly free music at the Boxcar Stage and the Market's food hall, minutes away
  • Clubs skew outdoors here: nature and birding groups, kayaking and fishing clubs, biking groups and photography clubs are strong
  • All 3,000+ community clubs and the full recreation system are open to Fenney residents — the core of club life runs through the southern recreation centers
  • Big nights at The Sharon or Spanish Springs are a planned outing (drive or long cart ride), not a spontaneous one
The Honest Version

What Fenney residents love — and warn about

❤ Residents love

  • The nature. Nothing else in The Villages feels like this — springs, marsh sunrises, trails from your door
  • The quiet. A calmer pace than the square villages, especially in the evenings
  • Newer homes (2017+) with current floor plans and finishes
  • Sawgrass Grove close enough to be "their" square for music and dinner

⚠ Residents warn

  • Distance is real. Brownwood is a substantial cart ride; the northern squares are a drive. Social lives centered up north get expensive in time
  • Southern CDD bonds apply — ask for the exact remaining balance on any Fenney home; newer southern bonds are among the community's largest
  • Still growing in — landscaping, shade and nearby services are younger than the established areas
  • Nature has neighbors — preserves mean wildlife, including alligators in the waterways; normal Florida, worth knowing

Is Fenney's quiet worth the drive for you?

I'll pull current Fenney listings and resale numbers — bond balance included — and compare them honestly with the square villages.
