On Top of the World · Ocala, Florida

Sixteen neighborhoods, one gated hometown — and one big question to get right.

On Top of the World is southwest Ocala's flagship 55+ community: roughly 90% built out, gated with 24-hour security, and organized into distinct neighborhoods that do not all work the same way. Some are fee simple — you own the land. Others are leasehold, where a monthly fee covers your land lease and exterior care. This guide walks every neighborhood honestly: the fees, the golf, the calendar, the dining and clubs — and what residents love, and don't, about each part of the community.

Fee simple vs. leasehold — the decision everything else hangs on

Fee simple — you own the land

  • Neighborhoods: Candler Hills (incl. Balfour & Ashford), Indigo East, Weybourne Landing
  • 2026 community fees: Candler Hills $366.10/mo · Indigo East $267.94/mo · Weybourne Landing $226.03/mo (Weybourne/Indigo residents add a Gateway Pass for full community access)
  • You maintain your own yard and exterior; financing and resale work like any conventional home

Leasehold — maintenance included

  • Neighborhoods: Longleaf Ridge and the original Central neighborhoods
  • 2026 fee example: Longleaf Ridge $493.63/mo — covers the land lease plus exterior maintenance, lawn care and more (this is the $493/mo buyers see on Longleaf listings)
  • True lock-and-leave living — but you don't own the land, which matters for some loan programs and for resale. Ask exactly what the fee covers, in writing

Fees are the published 2026 Community Service Fees (developer/association schedules, January–March 2026) and vary by neighborhood and phase — verify the current fee for any specific home before purchase. Golf is not included in any neighborhood fee; golf memberships and resident rates are billed separately.

The Honest Version

What residents love — and what they weigh

❤ Loved, community-wide

  • No CDD bond. The comparison shoppers love most: unlike The Villages, there's no five-figure infrastructure bond hanging on the home
  • Value for the fee. Guarded gates, trails, pools, fitness and clubs at fees generally below comparable communities
  • ~90% built out. What you see is what you get — no decade of construction ahead
  • Golf cart errands. Cart access to Circle Square Commons and the Gateway shopping — groceries, banking, pharmacy — without the car
  • Master the Possibilities. A real learning center, not a brochure line — residents build their weeks around it
  • Sholom Park next door — 44 acres of quiet gardens residents treat as their own backyard

⚠ The tradeoffs, community-wide

  • Golf costs extra. Memberships run into the thousands per year; budget golfers should price a membership before assuming it's "included"
  • The leasehold question in Central and Longleaf Ridge — some buyers (and some lenders) prefer fee simple; understand it before you write an offer
  • Fees are a patchwork. Every neighborhood's fee covers different things — comparing homes across neighborhoods takes real homework
  • SR 200 traffic. The corridor outside the gates is Ocala's busiest growth strip — glorious shopping, real congestion
  • Smaller nightlife scene than The Villages — evenings here are concerts and clubs, not five town squares
  • Deed restrictions and 55+ rules apply throughout, including guest and age-occupancy rules
