Community overview

Country club living, without the country club price tag.

Ocala Palms is an established, guard-gated 55+ golf community in northwest Ocala — more than 1,000 site-built villas and single-family homes along US Highway 27, between I-75 and the World Equestrian Center, in the heart of Marion County horse country.

One point matters up front, because Ocala Palms is often confused with land-lease parks: this is not a land-lease or manufactured-home community. Buyers own their home and their lot. Ocala Palms is a deed-restricted Planned Unit Development developed by Venture & Associates in the 1990s; a private company, Ocala Palms Operations LLC, owns and manages the clubhouse, amenities, and roads and charges a mandatory monthly assessment. Homes are resale only — there is no builder selling new homes inside the gates — and typical asking prices have recently been reported in the high $200,000s to low $300,000s. That combination — owned land, golf, a staffed gate, and a full activity calendar at a moderate price — is the draw, balanced by homes that are now 20–30 years old and monthly fees you should read carefully before you offer.

One community, many ways to live

Find your fit inside Ocala Palms.

Ocala Palms was built in recorded sections over the 1990s, and the choice inside the gates is less about separate neighborhoods and more about home type, setting, and how active you want your calendar to be. Jennifer can walk you through which listings match your budget, lifestyle, and timeline.

Golf-course homes

Many homes sit along the fairways or overlook ponds and water features — the premium settings in the community, with views of rolling greens and mature oaks.

Villas

The smallest plans, roughly 1,050 to 1,400 square feet and typically 2 bedrooms and 2 baths — the easiest entry point and the lowest-maintenance way to live here.

Single-family streets

Mid-size and larger plans on quiet interior streets, most with 2- to 2.5-car garages — room for guests, hobbies, and a golf cart.

Club & activity life

Residents run much of the calendar themselves: a full monthly schedule of clubs and events, from dancing, bridge, bunco, and poker to arts and crafts, book club, and bible study.

Active outdoors

Aquacise, croquet, volleyball, bocce, shuffleboard, tennis, and pickleball keep the friendly competition going year-round under the Florida sun.

Mature & settled

A resale-only community with established landscaping and close-knit neighbors — no ongoing construction phases and no builder sales center inside the gates.

Home availability, settings, and community rules change over time. Age-qualification, leasing, and occupancy rules are set by the recorded Covenants and Restrictions — read them for any specific home. Jennifer tracks current Ocala Palms listings and can advise on options.

A full calendar, behind a staffed gate.

The 19,000-square-foot clubhouse anchors daily life, and the monthly assessment to Ocala Palms Operations LLC covers clubhouse and amenity use, the 24-hour gate attendant, weekly curbside trash pickup, and common-area maintenance. Read the fees card carefully — a separate cable fee also applies, and golf is pay-as-you-play.

19,000 sq ft clubhouse

Ballroom, card room, billiards room, library, arts and crafts and sewing studios, table tennis, and a catering kitchen.

Indoor & outdoor pools

An outdoor pool with spa and sundeck, plus a heated indoor pool — swimming and aquacise in any weather.

18-hole golf

Ocala Palms Golf & Country Club: par 72, about 6,500 yards, with driving range, putting green, and pro shop. Open to the public; play and memberships are at separate fees, not included in the assessment.

Courts & games

Tennis courts with pickleball setups, bocce courts, shuffleboard courts, a horseshoe pit, croquet lawn, and volleyball.

Fitness center

An on-site fitness center inside the clubhouse, plus organized classes and activity groups.

On-site café

Blanca’s Cafe at the clubhouse makes an easy stop to meet friends and neighbors over lunch or dinner.

24-hour guard gate

A staffed entrance around the clock, deed restrictions, and golf-cart-friendly private streets. RV storage is available on site for an additional fee.

Fees — read both

Recent listings and community snapshots have shown the monthly Ocala Palms Operations assessment at roughly $198–$295, plus a separate mandatory monthly cable covenant fee and a one-time orientation fee at closing. Amounts change and vary — verify the current figures in writing with Ocala Palms Operations before you offer. Golf is not included.

Home styles

Site-built homes, 1990s plans, owned lots.

Every home in Ocala Palms is a resale. Most are concrete block and stucco, with some frame construction — not manufactured housing — on lots the owner owns. With most homes now 20–30 years old, roof age, HVAC age, and water heater condition matter as much as the floor plan.

Why work with Jennifer

A Realtor since 2003 — and your financing resource, too.

Jennifer Hay has guided Ocala buyers and sellers since 2003. As a Broker Associate with Axen Realty and a Mortgage Loan Originator with NEXA Lending, she pairs neighborhood expertise with in-house financing guidance most agents can’t offer.

Two decades in Ocala

A Realtor since 2003, Jennifer knows Ocala’s 55+ and golf communities — including how Ocala Palms’ ownership and fee structure really work.

Real estate + mortgage, one call

As an MLO with NEXA Lending, she can walk qualified buyers through financing options alongside the home search — no handoffs, no guesswork.

Fees & fine print, up front

Jennifer will help you confirm the current operations assessment, cable covenant fee, and closing fees in writing before you offer — not after.

Financing paths worth exploring.

Jennifer can help qualified buyers compare mortgage options through NEXA Lending. Because Ocala Palms homes are site-built on lots you own — not manufactured homes on leased land — financing follows the rules for site-built homes, but eligibility still depends on the borrower, the property’s age and condition, insurance, and the community’s governing documents and fees.

Conventional financing

Qualified buyers may choose from fixed- or adjustable-rate conventional options, with down-payment and mortgage-insurance requirements that vary by program.

FHA financing

Eligible buyers may qualify for FHA financing with a low down payment; the home must meet FHA property standards, which matters on 20- to 30-year-old resales.

VA financing

Eligible veterans, active-duty service members and certain surviving spouses may qualify for VA financing, which may include a zero-down-payment option.

HECM for Purchase

Buyers age 62 and older may explore a Home Equity Conversion Mortgage for Purchase to buy a primary residence; eligibility, costs, and obligations vary and counseling is required.

Programs, rates, terms, loan limits and funding availability are subject to change. Not all borrowers, properties or communities will qualify. This is not a commitment to lend.
